What's different about plumbing in a period property?

A Victorian terrace rarely has one generation of plumbing. Original cast iron and lead sit alongside 1970s copper and modern plastic, joined by adapters of varying quality, and pipe runs hide under original floorboards or behind lath-and-plaster walls that don't forgive careless access. The skill isn't just the fix — it's finding the pipe, choosing fittings that match what's actually there, and getting in and out without wrecking features you can't buy back.

We work across Tower Hamlets, Hackney, Islington, Newham and Southwark — some of the densest period housing stock in London — so this is routine work for us, not a special order.

Common period-property problems we fix

  • Low water pressure from narrow, furred-up, or shared supply pipes
  • Lead supply pipe identification and replacement
  • Imperial-to-metric pipework joins that weep or fail
  • Seized or broken original stopcocks and gate valves
  • Leaks under original floorboards or behind lath-and-plaster
  • Noisy pipework — water hammer in long, unclipped period runs
  • Shared Victorian drains that keep blocking (with CCTV survey to locate the cause)

Recurring drain problems in terraces usually need a camera to settle the cause and the responsibility — see our CCTV drain survey service.

Lead pipes: should you replace them?

Homes built before about 1970 may still have a lead supply pipe, and Victorian houses very commonly did. Current UK guidance is to reduce lead in drinking water where practical, and replacing a lead supply usually also cures chronic low flow. We confirm whether the pipe is actually lead before recommending anything — plenty of “lead” pipes turn out to be old galvanised steel — and quote the replacement before any work starts.

Working around original features

We lift and re-lay original floorboards rather than cutting through them where possible, keep wall access to the minimum needed for the repair, and photograph pipe routes before closing up so future work doesn't start from zero. In listed buildings we'll tell you if a job looks like it needs listed building consent before anything happens to the fabric of the house.

What Customers Say

Fixed a very difficult leak involving a busted old lead pipe which was under a concrete floor. Many plumbers refused to even touch it fearing more damage.

FAQs

Do Victorian houses need special plumbing work?

Often, yes. Victorian and Edwardian terraces commonly have a mix of original and retrofitted pipework — imperial-sized pipes that don't match modern fittings, old gate valves that no longer close, and in some cases original lead supply pipes. Working on them without damaging plaster, floorboards, or original features takes more care and different fittings than a new-build job.

How do I know if my house still has lead pipes?

Check the pipe coming into your home at the stopcock, usually under the kitchen sink or by the front door. Lead pipes are dull grey, soft enough to mark with a coin, and often have swollen joints. If you're unsure, we can confirm it during any visit — replacing a lead supply pipe also usually improves water pressure and flow.

Why is water pressure so bad in old London houses?

Common causes are narrow or partially furred-up old supply pipes, a shared supply split between converted flats, or an old stopcock that no longer opens fully. The fix depends on the cause — sometimes a new stopcock or pipe section, sometimes a full supply upgrade — so we diagnose first and quote before any work.

Can you work on plumbing in a listed building?

Yes. Plumbing repairs in listed buildings are usually fine, but anything affecting the building's fabric or character may need listed building consent from your council before work starts. We'll flag anything that looks like it needs consent, work to minimise disturbance to original features, and leave routing decisions with you and your conservation officer where relevant.

My Victorian terrace shares a drain with next door — whose problem is a blockage?

Since 2011, most shared drains and the section beyond your property boundary are the water company's responsibility (Thames Water in most of London); the drain serving only your property, inside your boundary, is yours. A CCTV survey shows exactly where the blockage or damage sits, which settles who pays before anyone digs.

How much does plumbing work on a period property cost?

It depends on the job and how accessible the pipework is — period properties can take longer because pipes run under original floors or behind lath-and-plaster walls. We quote after seeing the job, free and with no obligation, so you know the price before any work starts. See our pricing page for how we price jobs.
